• Passive Solar Design (long on EW axis, windows with overhangs on south side, plus thermal mass for temperature fluctuation dampening)
• Good insulation and super-windows
• Lots of daylight, for atmosphere, happiness, and productivity, in common rooms, hallways, and rooms
  • Light shelves to achieve that
  • North-facing skylights (but no horizontal glass)
• The most efficient lighting fixtures you can get
• Small trash cans, big recycling and compost bins in each common area and private room
• Keyless, ID card activated entry
• Combined socializing/dining area, as people naturally gravitate toward food
