Great place to be, and a totally natural habitat.

Lots of roof space
Room for a green roof garden
Room for photovoltaics and/or wind mini-turbines
Easy access to the roof to tend to these things
Rainwater collection mechanism (on roof, cisterns, or rainwater collection sculpture)
Atrium or courtyard of some sort is nice
Must have nice picnic tables, that will survive the elements
Must have outdoor electrical outlets for laptops, if allowed
Must have permeable pavement
Photovoltaic-covered bike rack to generate power, and avoid wet butts in winter
Roof over bike storage to avoid wet butts!
Easy access to solar panels/roof
Roof garden
Outside reading space
Picnic tables (ones that won’t get disgusting)
Rainwater collection sculpture
Atrium
